§ 1.4. Jurisdiction.

  • 1.401 Area of control. From and after the date of adoption, these regulations shall govern all subdivisions of land within the incorporated area of the Town of Ville Platte, Louisiana. However, the provisions of these regulations shall not be applicable to plats of subdivisions recorded as required by law and approved by the Ville Platte Board of Aldermen prior to the effective date of these regulations.

    1.402 Plat Required. These regulations and development standards shall apply to the following forms of land subdivision:

    1.

    The division of land into two or more tracts, lots, sites, or parcels.

    2.

    The dedication, vacation or reservation of any public or private easement through any tract of land regardless of the area involved, including those for use by public and private utility companies.

    3.

    The dedication or vacation of any street or alley through any tract of land regardless of the area involved.

    4.

    A division of land in excess of three acres for agricultural purposes shall be exempt from the requirements of these regulations when such division does not involve the construction of any new public roads or streets, easements of access or utilities which are tendered to the municipality for maintenance.

    5.

    The provisions of this ordinance shall not apply to a sale or conveyance of a parcel of land constituting a part of a larger unplatted tract where such conveyance is made by a metes and bounds descriptions, and no dedication, vacation, or reservation of any public or private street or easement is made within such larger unplatted tract subsequent to the effective date of this ordinance.
