§ II. [Yard depth and area.]

  • A.

    Front yard depth. The front yard being that area extending along a street or road between the side lot lines across the front of a lot the depth of which shall be measured from the front street right-of-way to the front wall of the resident unit, the depth of which should not be less than 20 feet from the street or road right-of-way to the front portion of the roof line of said dwelling unit whichever is closer to the road right-of-way.

    B.

    Side yard. The side yard width being that area between the residence building and the straight line joining the end of the front and rear lot shall have a minimum width of five feet extending from the side of each lot on either side to the nearest portion of the roof line of the dwelling unit to the side boundary of the lot.

    C.

    Rear yard. The rear yard being that area which measured at a right angle from the rear boundary line of the lot shall have a minimum of 20 feet to the closest portion of the rear roof line of the residence dwelling structure to the rear lot line.

    D.

    Lot area. The minimum lot area for a single family resident dwelling or structure shall be as follows:

    Minimum required lot area ..... 6,000 sq. ft.

    Minimum required lot area per family ..... 6,000 sq. ft.

    Minimum lot width at front of building ..... 45 sq. ft.

    E.

    Street frontage. All residential buildings or structures must be situated upon an approved lot so that said building shall face a city street or road with a designated name.
